The First Home Blueprint
You’re a year or two from buying. Nobody has told you what to do with it.
You’ll leave with two dates: when you’ll have your down payment at your current pace, and when you’ll have it at the pace we set.
The First Home Blueprint
For people who want to buy their first home within the next one to two years and want to know exactly what it will take to get there.

Sometimes the honest answer is that buying is further out than you hoped. If that’s your situation I’ll tell you, and we’ll build the plan that gets you there.
What you’ll walk away with
- Your number: how much you actually need saved, and what you can realistically put away every month
- Your date: when you’ll have the down payment at your current pace, and when you’ll have it at the pace we set
- Your Home Savings Plan: one page with your monthly savings target, your projected down payment date, your debt paydown order, and the number you’re working toward
- Your Yearly Budget Planner, built with you: a 60-minute session where I build your budget using your real numbers, live on the call
- The Quick Start Guide: a PDF walking you through how to keep the planner running on your own
- A follow-up session once you have a full month of real spending recorded, to see what actually happened and adjust
No prep needed. No pressure to buy anything.
How it works
Two calls and a form. Most people go from first call to a finished plan in about six weeks.
-
Book a free 15-minute fit call
No pitch. I’ll tell you honestly whether I can help, and if I can’t, I’ll point you to who can.
-
Book, pay, and fill out a short intake form
About 15 minutes. No spreadsheets required, just rough numbers.
-
Your 60-minute session
We’re on a video call together while I build your Yearly Budget Planner from your real numbers and work out your Home Savings Plan. You watch it get built, so you know how it works.
-
Follow-up session, about a month later
Once you have a full month of real spending recorded, we look at what actually happened and adjust. Plans always need adjusting. That’s the point of this step.
The practical bits
- Buying with a partner?
- Both of you on the call, same price. It works better when you’re both there.
- I never touch your accounts.
- No bank logins, no read-only access, no linked apps. You bring your numbers and we work from those.
- Video by default.
- In person in Charlottetown by request, in a private room at the Charlottetown Library Learning Centre.
- Refunds.
- Finish the session and don’t think it was worth it? Tell me within 7 days and I’ll refund you in full. See the refund policy for more information.
Who this is for
- You want to buy within the next one to two years
- You don’t know what you should be saving each month, or whether you’re on track
- You’ve never sat down and looked at where your money goes
Who this isn’t for
- You’re ready to apply now. Talk to a mortgage broker. I’ll point you to one.
- You want investment advice. I don’t do that and I’m not licensed to.
- You want someone to do it for you. I am here to help you get started, but I can’t do everything for you.
What I don’t do
I’m not a financial planner, a mortgage broker, or a realtor. I don’t sell mortgages, houses, insurance, or investments, and I can’t tell you whether a lender will approve you. I have no reason to tell you to buy more than you can comfortably carry.
What I do is narrower than that, and more detailed. I sit down with your actual numbers, line by line, and work out what it will take to get you to a down payment. Most people have never had anyone do that with them.
Budget Blueprint offers budgeting coaching only. It is not licensed financial, investment, or tax advice.
Common questions
- Do I need to be buying in PEI?
- This is built specifically for people buying their first home in PEI. Sessions are remote over video call by default no matter where you're calling from, so you don't need to already live here, but the numbers and guidance are calibrated to the PEI market.
- Can I meet you in person instead of over video call?
- If you're in the Charlottetown area, yes, by request, I can meet you in person at the Charlottetown Library Learning Centre. Since the library charges to rent the room, an additional fee is added to cover that cost. Get in touch with me before booking so I can go over the fee, what to bring, and anything else you need to know.
- What should I bring to the session?
- Just a rough idea of your take-home income and main monthly expenses. No spreadsheets required; I build everything with you during the call. Please ensure you have access to your credit card and bank statements to make things easier.
- What if I have debt or a complicated financial situation?
- That's exactly what I'm here for! I'll map out your full picture, including a debt repayment plan if it applies to you.
- Can I get a refund?
- Yes. Cancel 24 or more hours before your session and you get a full refund with no questions. Finish the session and don’t think it was worth it? Tell me within 7 days and I’ll refund you in full, though that means the follow-up session doesn’t go ahead. See my refund policy for more information.
- What do I need to use the Yearly Budget Planner?
- It's a Microsoft Excel file, but it works just as well in Google Sheets if that's what you prefer, just open it in whichever program you already use.
- How do I pay?
- You can pay securely by Stripe at the time of booking. Stripe supports many common payment methods such as debit and credit cards. I also accept e-Transfer if that is easier.
- Is this financial advice?
- Budget Blueprint offers budgeting coaching only. It is not licensed financial, investment, or tax advice.
